The Sales Process

  • 1. Select your property (s)
  • 2. Complete an initial reservation form and supply relevant anti money laundering documentation
  • 3. Title company carry out additional high level due diligence and confirm everything to be in order
  • 4. US$5,000 reservation fee paid direct to the title company through an escrow account (you may wish to fund the entire purchase price at this stage to reduce further costs associated with bank transfers). Any funds paid to the title company are retained in escrow until the closing process
  • 5. Closing costs, including the apportionment of property taxes are calculated against a specific closing date, contracts are then prepared and issued.
  • 6. The title company will then request the final balancing payment. This is typically 10 working days from initial reservation.
  • 7. Once closed and funded the title company will send all documentation and title to the client

Remember that as soon as you close you start earning…….pre paid monthly rents will be attributed to your account immediately and deducted from your closing costs where appropriate.

From here our Management Company will start the process of supporting your application to open a local US bank account for the deposit of your monthly rental income, as well as the introduction to a qualified US accountant to provide you with yearly tax filing services.
